3D Walkthrough
According to Matterport’s industry stats, millennials make up 35% of the market as homebuyers.
With that being said, millennials demand more engaging, interactive, and mobile-ready content from real estate agents.
At anywhere, at any time, a prospective home buyer can virtually walk through your house without any disturbance.
To narrow down property results, 89% of buyers across all demographics increasingly turn to the internet while searching for a home.
Below is a demonstration of how 3D walkthroughs are used by prospective home buyers.
Traditional or Virtual Staging
Going the Traditional Route
As I mentioned in my article titled 8 Steps of the Home Selling Process, 83% of prospective buyers stated staging makes it easier to visualize the property as their future home.
Although traditional staging can be a bit pricy, the good news is home sellers do not need to furnish every room.
Typically, the family room and dining area are the two most important parts of the home to stage.
However, it is not uncommon to see the master bedroom staged as well.
This service is only recommended if home sellers plan to move out of the home before selling.

What About Virtual Staging?
Virtual staging is a much cheaper-yet just as effective alternative to traditional staging.
If you’re a home seller in Williamsburg, Virginia, and plan to vacate your home while on the market, this may be your best choice.
Here are six statistics by LCP-360.
- Virtual staging cost 97% less than traditional staging
- The enhanced technology of virtual staging allows for it to look 100% real.
- Increases the likelihood of your home selling faster.
- The average ROI is 586%.
- Most prospective homebuyers make a judgment within 7-10 seconds after viewing.
- 100% creative freedom.
However, the trade-off with virtual staging is the fact that when a prospective buyer physically tours the home, they may lose the visualization they once had.
Why?
Because the furniture isn’t physically there.
Although, as a real estate agent in Williamsburg, Virginia, I don’t believe that one simple drawback should discourage home sellers from using virtual staging.
Custom Marketing Prints
This marketing service consists of the more traditional methods of marketing a home for sale.
Custom marketing prints could be postcards, flyers, brochures, etc.
Even in today’s age of modernized technology, some of these methods are still proven to be effective.
For example, mailing out postcards around the neighborhood is still a good way to advertise an open house.
As far as newspaper and magazine ads are concerned, those days are over.
Social Media Marketing

According to Backlinko, there are 3.81 billion active social media users worldwide.
That is a staggering 63% of the world’s population over the age of 13.
If you think social media is only for the young guys and gals, think again.
Sprout Social stated users 65 and older are the fastest-growing group on Facebook.
With Williamsburg, Virginia being a desirable place for retirees to move, this is excellent news for home sellers.
To continue with the statistics, 98% of older millennials perform an online search while shopping for a home.
Only 89% of older boomers and 72% of the silent generation perform an online search.

Vender Network

As a real estate agent in Williamsburg, Virginia, I can tell you firsthand repairs will need to be done.
This is where my network of vendors will be put to work.
During the closing process, home sellers will need a title attorney or a title agent.
Buyer’s and bank appraisers will more than likely request repairs to be done to move forward with the sale of the home.
It can be as simple and easy as me referring a couple of professionals to you or directly contacting them to get the job done.
Negotiating

As your real estate agent, the goals of my clients automatically become my goals.
The results of a good negotiator and a poor negotiator could mean thousands of dollars either lost or gained between buyers and sellers.
While serving my clients in Williamsburg, Virginia, my goal is to make sure both parties of the transaction are treated fairly and honestly.
Just about anything within reason can be negotiated.

It’s very important to judge a person based upon their knowledge, vibe, and overall respect to build trust.
A house is the single biggest investment one will ever make in their lifetime.
The last thing I would want is for someone to feel uncomfortable with their real estate agent of choice.
Many great long-lasting relationships are created between home sellers, buyers, and real estate agents who assisted with the sale or purchase of their home.
Rather you’re a consumer, seller, or professional of real estate, this is a relationship business from every angle.
